The Brook Hall Estate for sale
The Brook Hall Estate is an exceptional all round farming estate offering the complete package for investors and owner occupiers alike. The 1,441.88 acre estate, situated 2 miles south-west of Long Melford in the River Stour valley, is offered for sale as a whole or in 8 lots and Savills is inviting offers in excess of £13 million.
The current owners of the estate have invested a significant amount in the property; in particular refurbishing the six bedroom farmhouse, renovating the traditional outbuildings, landscaping the gardens and planting many trees to enhance the conservation and sporting potential of the small family shoot. The farmland, classified grade 2, lies predominantly within a ring fence and is farmed under a Contract Farming Agreement with cropping predominantly cereals, oilseed rape and sugar beet. There is an extensive range of modern farm buildings including 3,250 tonnes of grain storage and new continuous flow dryer. In addition there are about 95 acres of pasture land and nearly 10 acres of parkland creating a wonderful setting for the Hall. The Hall, set in the heart of the estate, has been beautifully restored including oak panelling and flooring, stone fireplaces, and exposed timber beams whilst incorporating modern luxuries such as under floor heating. The terrace garden is a Royal Horticultural Society Chelsea Flower Show Silver award winning design of Thomas Hoblyn. In addition to the Hall located just off the main farmyard there is a detached four bedroom farmhouse currently occupied by the Estate manager and a three bedroom bungalow let out on an assured shorthold agreement. Christopher Miles of Savills Rural Agency commented, “The Brook Hall Estate offers a complete package for someone who wants a very manageable all round working estate either as an investment or family home. Without hesitation it is one of the best farming estates available in East Anglia for very many years. It is neither too residential nor too commercial and in an excellent location and as such is more likely to appreciate in value in the future.” Tim Cooper, Savills Chelmsford office added: “Recent transactions in Essex and Suffolk demonstrate continuing demand for good quality arable farmland and indicate the best land can achieve prices of over £9000 per acre.” |
